This is a legitimate concern, not an overreaction. In a multi-story building, floor sanding generates dust and noise both of which can affect neighboring units if the contractor isn’t set up to manage them. Noise is harder to eliminate entirely sanding is a mechanical process but scheduling work during approved hours and communicating with building management in advance goes a long way toward keeping things civil with neighbors. A standard hardwood floor refinishing project typically takes three to five days from start to finish, though the timeline depends on the size of the area, whether any board repairs are needed, and how many finish coats are applied. The finish needs adequate drying time between coats, and in a humid Silver Spring summer, that drying process can take slightly longer than it would in drier conditions which is one reason humidity monitoring between coats is a standard part of the process, not an optional step.
